Brea Plaza Project and Avalon Bay Brea Place Parade – Orange County Register

The January 25 meeting lasted until 11 p.m., when Brea’s planning commissioners recommended proceeding with the Brea Plaza project to the City Council for consideration.

Council members will be required to approve or disapprove the changes necessary to convert the 15.5-acre site from a commercial center to Mixed Use 1, allowing the addition of a common area. 8-storey residential and parking structure.

Last fall, BOSC Realty Advisors, owner of Brea Plaza, first presented to the Planning Commission its 189-apartment project with flexible shared offices above the Grand Salon. The project will require tearing down the vacant cinema at the rear of the mall and its adjacent parking lot.

Many residents of Glenbrook, the neighborhood closest to Brea Plaza, expressed their disapproval of changing the mall to Mixed Use 1. Their complaints were primarily about the eight-story increase in the unit. households and as a result traffic can be significant to the center and adjacent streets and traffic opportunities crossing their residential streets. Valid concerns.

At its January 25 meeting, the BOSC made important changes to the project. Instead of 189 apartments, there will be 161. Changes to the 8th floor result in 9 apartments instead of the originally proposed 39.

“The balance of the rooftop will be just seven floors, with a swimming pool and rooftop amenities,” Waad Nadhir, BOSC president, said by email.

Nadhir said other changes were also made due to opposition from local residents expressed at the October 26 meeting, including the removal of the shared office space above the Grand Salon, the condominium units. There are 4 bedrooms, each with its own bathroom.

“Although we disagree with the objection to these items, we have tried our best to compromise in the spirit of being good neighbours,” said Nadhir.

He added that there will be a 7,500-square-foot second floor above the Grand Salon or Custom Comfort Mattress, “but this would be typical office or retail.”

The apartments will be built above a 366-seat garage.

Interestingly, at the October 25 meeting, 25 people opposed the project, only two were in favor of it. According to Jason Killebrew, Brea’s director of community development, at the January 25 meeting, 11 people said in favor of it, while six opposed it, plus a letter of objection was briefed on the record, according to Jason Killebrew, Brea’s director of community development. There were some audience members showing signs of resistance to the project.

There are still traffic issues to deal with, including turning left from the center onto Link Road. Maybe it’s a good location for a three-way stop. The project also includes 130 bike spots and carpools.

Maybe many people won’t drive much or go to work every day.

The home business continues to grow. The Brea Chamber of Commerce recently welcomed 23 new members; 11 at home. There is no daily commute for them.

Avalon Bay Brea Place’s mixed-use complex is nearing completion. Have you seen the Art in Public, “Pollination” by Dixie Friend Gay? It’s colorful and fun with 20-foot sculptured flowers and a vibrant floral mosaic.

Gay says imagine a bee flying around to pollinate them. From messages on Nextdoor.com, some people would rather spray weed killers on them. Give it a chance. I bet it will grow on you.
